House upgrade finalised!

It was a very tiring afternoon after I finalised the type or model of house I want to upgrade and the loan amount I want to apply in LBC Bank.

First I gone to the developers - Empire East, to there new office in Mckinley Hills in One World Square Bldg. Luckily I easily got taxi during the lunch break. Before, I only walked from Paseo de Roxas to their old location in Megaworld Bldg. Now its far from Makati.

Talking to an agent (an expert) was difficult with me as a financial analyst .. (naks!).  He insistly said that I should choose this location because it might be taken. But I insistly told him that I need the computation first and the new total cost of the house and lot and the possible housing loan will be finance.

Many arguments made but later, we sat down and settled.

The choice of Angelina Townhomes  were all taken/reserved over the weekend when there was an event Investors’ Night last Saturday in the site of Suntrust in Sta. Rosa/Silang Cavite.

But I have made other choice. The next lineup model house to choose from is

A Full 2-story unit with concrete carport with ceramic tiles accents

Other features are:
Roof Finish: Pre-painted twin-rib G.I. roofing
Ceiling Finish: Rubbed concrete painted finish for ground level; fiber cement board with cornice for 2nd level.
Windows: Steel Casement
Kitchen Fixtures: Kitchen counter with tiles and cabinet
Toilet and Bath: 1 Toilet and bat with ceramic tiles.

The lot area on this is 77sqm, and has a usable floor area of 63.07 sqm

On this type of house upgrade is like making a big decision for future investments. And this gives a strict and well-discipline on managing the hard-earned money.

Lastly the house upgrade was finalised at my end. Other documents will be the agents procedures.

I leaved the office and getting a taxi cab in Mckinley Hills was not easy. I rode in the national road  - a quite long walk away from the bldg.

I also finalised in the LBC Bank, near Makati City Hall, the additional documents they wanted and requested a computations on the Housing Loan.

     LBC Bank is the partner of the Suntrust Real Estate.

I decided to take loan from them because they have lower interest than Pag-ibig Housing Loan and to the other banks.. Yeah you read it right. LBC Bank has lower interest than Pag-ibig Housing Loan.

The planned amount to be loan will be more than 1 million pesos for 10 years to pay. But the monthly amortization is not quite high and still the same on the amount I paid monthly on the first model house I chose which was Helina.

Did I mentioned that I am an agent on this Real Estate?

This means that I will have commission!
More or less 5% are given on the Total Contract Price of the property.

so how much is that? (^_^)

Anyway, i took another taxi ride again going back to the office and intentionally not hearing the additional 10 pesos the driver requested as I leaved the taxi and closed the door.. But I gave a flat 50 bill and not asked for a change though.

Buying a new car is the next step.

I figured it out the total cost of the 3 taxi rides knina were quite high..
(a good reason to buy a car is ”its a necessity not a luxury”)
